Attention Luxury Realtors: Perseverance Pays Off

Every day, I read an article about the duality in our real estate market and the uncertainty of luxury home sales.  Yes, it’s been true for some time that mid and lower priced homes are selling fast and furiously, while million dollar listings take longer to sell and require more marketing support.  

Just because the market may be slowing, doesn’t mean that we are slowing.  We sell homes every day of the year.  In fact, Janet McAfee sales are up significantly this year.  Perseverance is paying off.  Discipline, consistency and executing proven strategies will deliver results.  If the market gets tough, I’m up for the challenge … are you?

To My Fellow Realtors, “Buyers and Sellers still need YOU”

Just released, a 2018 Harris Insights & Analytics study reported that 90% of all buyers and sellers used a real estate agent in their transaction.  This is up from 85% in a similar study conducted four years ago.  

 

The most important factors in choosing an agent were:  “a referral from someone I trust,” “agents who had listings similar to what I am looking for,”  “looking at websites with ratings of agents” and “having a personal relationship with the agent.”

 

Negotiating the best price was mentioned by 89% of buyers and sellers as being extremely or very important.  

 

I’m not surprised by these findings.  A real estate transaction is complex and stressful.  Why wouldn’t you rely on a professional with a proven track record from a reputable brokerage to help you navigate the most important purchase of your life?

4 Holiday Home Selling Myths You Can Ignore

It may surprise you to learn that the holidays are a good time to sell a home.  Popular opinion tells us buyers are too caught up with travel, social engagements and gift exchanges to look for homes.  The truth is … we sell homes every season of the year.  Holiday buyers are enthusiastic and emotional; they are serious buyers, less distracted by busy work schedules.  Often, they are more motivated to achieve house buying goals during this season of homecoming.     

Myth #1   No one is looking

The reality is that when work commitments slow down around the holidays, buyers look online.  Corporate transferees schedule home buying trips over the holidays.  Holiday buyers have a sense of urgency to write an acceptable offer before the end of the year.     

Myth #2   Holiday decorations deter sales. 

There is nothing like an abundance of lights, a fire in the hearth, the smell of fresh pine and a festive atmosphere to make a home look its best.  As long as it’s not overdone, holiday décor makes a house warm and inviting, which appeals to buyer emotions.

Myth  #3   Spring market brings higher prices.

The fact is prices are more a function of supply and demand (market dynamics) and less a function of the season.  Inventory is lower over the holidays; sellers face less competition; and serious buyers are quicker to make a strong offer.   We don’t have a crystal ball to predict Spring prices, but we do know that 2017 has been strong year and there are qualified buyers actively looking now.

Myth #4   Holiday showings are just for “sightseers”

A person who devotes time and energy to view properties during the busiest time of the year is a serious buyer. Sightseers or people just seeking decorating tips are more apt to tour when nothing else is going on.  Serious buyers are out looking during the holidays.
